Buy with Foxtrot Realty
Buying a home with Lake Bishop and Foxtrot Realty
Resale, new construction, first homes and move-up homes. The questions that change your payment get answered before you write an offer.

How buying with Lake works
Talk first
What you need, what you can spend, and where. Lake will tell you if your budget fits the area you want.
Get approved by a lender
A real pre-approval, not a quick pre-qual. If you are a school employee or a veteran, the loan program shapes the search, so this comes first.
Tour and compare
Resale and new construction side by side, with HOA dues, metro district taxes and condo financing approval checked as you go.
Write a strong offer
Price, concessions, inspection and appraisal terms set from what has actually been closing nearby.
Close
Inspection, appraisal, title and loan deadlines tracked against the contract through closing day.
Buyer questions
Do I need my own agent to buy new construction?
You do not have to, but the builder’s salesperson works for the builder. Many builders only accept a buyer’s agent who was registered at your first visit, so bring Lake to the first visit or contact him before you go.
What is a metro district, and why does it matter?
Many newer communities in northeast Denver and Aurora sit inside a metro district, which adds its own mill levy to the property tax bill to pay for roads, parks and infrastructure. Two similar homes can have noticeably different tax bills. Lake checks it before you write an offer so your payment estimate is real.
Can I buy a condo or townhome with an FHA or VA loan?
Only if the complex meets the loan program’s requirements, such as FHA approval for the condo project or VA acceptance. Lake checks the complex before you fall for a unit your loan cannot buy.
Does Lake work with down payment assistance programs?
Yes, including CHFA programs. Public school employees should read the Schools To Home guide on this site. Lake can introduce you to CHFA Participating Lenders he has worked with.
