VA and military questions
What is a Certified Military Residential Specialist?
CMRS is a designation for real estate agents trained to work with active-duty service members, veterans and their families, including VA loan requirements and moves on military orders. Lake Bishop holds the CMRS designation.
Can I buy with no down payment using a VA loan?
VA loans let eligible borrowers with full entitlement buy without a down payment, subject to the lender’s approval. You still pay closing costs unless the seller or lender covers them, and most borrowers pay a VA funding fee.
Who is exempt from the VA funding fee?
Veterans who receive VA compensation for a service-connected disability are generally exempt, along with some other groups. Your lender confirms it from your Certificate of Eligibility.
Can I use a VA loan on a condo?
Only if the condo project meets VA’s requirements. Lake checks a complex before you put an offer on a unit.
