How a listing works

  1. Walkthrough and pricing

Lake sees the home, then prices it from closed sales in your own subdivision, adjusted for what is active and pending. You get his recommendation and the reasons for it.

  2. Net sheet before you sign

Commission, title, HOA transfer and status-letter fees, and any concessions, laid out so you know your bottom line.

  3. Staging and photos

The stager’s consultation visit, your prep, the stager’s second visit to polish, then professional photography.

  4. Launch

Sign and lockbox go up, the listing goes live on REcolorado and syndicates to hundreds of sites, Google and Facebook ads start, and local agents get the email flyer.

  5. Showings and feedback

Showings booked through a professional showing service, every buyer pre-qualified, and every showing followed up. You get the feedback and a straight read on what it means for price.

  6. Offers and negotiation

Each offer compared on net to you, financing strength, appraisal risk and dates, not just price.

  7. Contract to close

Lake attends the appraisal, and inspection, appraisal and title deadlines are tracked against the contract so nothing slips. If the home has not sold, the plan is re-evaluated every month.

Seller questions

What does it cost to sell a home with Foxtrot Realty?

Commission is negotiable and is set in your listing agreement. The 15-point marketing plan is included at no extra cost. Before you sign, Lake goes through an estimated net sheet with you: commission, title and closing costs, HOA transfer and status-letter fees, and any concessions you are considering, so you know what you walk away with.

What is the Foxtrot Seller’s Guarantee?

If you feel Foxtrot Realty’s service does not live up to its promise, you can cancel your Exclusive Right-to-Sell Listing Contract with no penalties or obligations at any time before you accept an offer to purchase. Notify Foxtrot Realty in writing and allow 48 hours to remove equipment, signs and the MLS listing. Section 7.2.3 of the listing contract, the Holdover period, stays in effect.

Who works on my listing?

Two licensed brokers: Lake Bishop, Owner/Broker, and associate broker Sara Hernandez. You pay for one agent and get two.

Do Green Valley Ranch HOAs charge a transfer fee?

Some do. Several Green Valley Ranch HOAs charge a fee at closing on top of the usual status letter and transfer charges, and in North Green Valley Ranch it is a percentage of the sale price. It is easy to miss on a net sheet. Lake confirms the current fee for your specific HOA before you list.

How does Lake price a home in Green Valley Ranch?

From closed sales in your own section of Green Valley Ranch, matched as closely as possible on builder, floor plan, lot and condition, then adjusted for what is active and pending right now. Asking price strategy is your decision; Lake tells you what the numbers support and what he would do.
